We recommend that you always make an offer through a buyer's agent. The advantages of this are clear and defined by law, yet the vast majority of people don't understand it. Let us explain this very important step. Making an offer on a property directly to the seller's agent is not advantageous to you the buyer. That's because the Sellers agent has a relationship already with the seller, and by this we don't mean they have coffee together once a week. It is a legal and binding arrangement, which states that under law the agent has the interests of the seller at heart. Which is the way it should be, so that when you ask that agent to put an offer in, then he has to do one of two things. (1) He has to tell you that he has no agency relationship with you at all. Sure he can take your offer but through the process he is acting for the seller. Or, (2) he can declare a limited dual agency, which means he is representing both the seller and the agent at the same time!  Wow, just when you are going into the trenches to negotiate a million dollar purchase do you need someone who is not going to be committed to you and your negotiations 100%. That's why you need a buyer's agent like us to represent you in the offer process. We will represent you and negotiate for you and no one else.

 

Of course each buyer's agent offers different services but this is what we do.

  1. We will look objectively, with customized searches, and help you with the overall recreational market place.
  2. We will do an objective evaluation of the property that you want to buy. This is very important because sometimes buyers fall in love with a property, and may act rashly. We are there to say "look if this one doesn't work out then there is always this other one to look at." Or we can point out the drawbacks to the property that you are looking at when you may be overlooking. It's sometimes not what you want to hear but you will thank us for it down the line because your purchase will be made wisely.
  3. We do a full title search.
  4. We help you to access site plans, zoning, aerial and satellite photos, and topographic maps all over the province.
  5. Assist with financing - This is our specialty as not all lenders will lend on bare land or rural property.
  6. Make recommendation on how to structure the right offer with only those subjects that protect and benefit you and negotiate solely on your behalf.
